September is one of the most beautiful months in Bend . . . wonderful warm days and cool nights, just a hint of fall in the air.
While lacking the firepower of August (Bend Home Sales-August 2012), the Bend Real Estate market continued to perform well in September of 21012 too. We saw the sale of 170 houses in Bend. Here’s a snapshot of the Bend market:
Other Bend real estate indicators, compared with a year ago (September 2011), were equally optimistic:
- For sale inventory–down 27% (presently just 2.5 months)
- Sales numbers–up 22%
- Pending sales–up 34%
- Distressed properties accounted for 38% of sales
- Median price in Bend–$219,450 (up 3.5%)
- Only 3 Notices of Default for the month
Bend Home Prices
The low end leader for the month was a three bedroom, one bath, 1121 square foot cottage built in 1938. The bank-owned home, on Bend’s southeast side, sold for $67,000 . . . or $60 per square foot. It’s another great home for railway aficionados. Check out our Bend Map and Lifestyle Search.
I’m always critical of the photos used to market. I believe in quality photos . . . regardless of the home’s price. I like this picture (he said sarcastically).
I think it’s a hot tub.
High End Bend
A spectacular home at the top of Awbrey Butte was the big winner for September in Bend real estate at $975,000 (it actually sold for more than the list price). The four bedroom, 4.5 bath, 5485 square foot home was built in 2005. It sold as a short sale at $178/square foot.
This home had all the good stuff . . . wine cellar and tasting room, four (?) fireplaces, gourmet kitchen, maple floors etc.
Median Price in Bend–$219,450
The median priced home in the Bend real estate market would look much like this 3/2.5, 2399 square footer off Archie Briggs on Bend’s westside. It as built in 2007.
