In 2017, 177 homes sold in Sunriver (median price= $460,000)-- an exciting community that is Central Oregon's mecca for every kind of outdoor enthusiast; the ideal spot for a second home. Sunriver is also a wonderful multi-generational gathering place . . . a place where memories are made. Enjoy golf, tennis, horseback, white-water rafting, and more.
The landscape is graced by the Cascade Mountains on the west side and the Newberry Volcanic National Monument to the east. A river (Deschutes) runs through it, and Mt. Bachelor is a quick jaunt up the road. The Sunriver Oregon inventory of homes is just as exciting.
2018 was another stellar year for real estate in Central Oregon. 2456 homes (single family residential on less than an acre) sold in Bend . . . with in-migration (Southern California, Bay Area, Seattle) continuing to drive the market. Both median ($475,000 in August 2019) and average sales prices took healthy bumps (almost 7%). We also saw a stretch of six consecutive months with at least 200 residential sales!
While local MLS inventory is presently near an all-time low (around 2.4 months overall) and there is certainly a shortage of affordable housing, there are still Bend homes available in all styles and most points. Choices include everything from new construction on the east side for the first-time buyer, to west side cottages and vacation rentals, to riverfront condos and townhomes, to executive golf course homes in Broken Top, Tetherow, and Awbrey Glen.
Interest rates remain low (presently under 4%), and the investor/rental market is hot!
It's a great time to be either a buyer or a seller.
Redmond has been one of Central Oregon's fastest growing regions for the last ten years. There is no doubt that the high quality of life (and more affordable pricing than Bend) in this area is responsible for this influx of new residents.
Redmond saw the median price jump to $338,000 in 2019; 990 homes sold . . . available for sale inventory is near an all-time low--just 3 months (the NAR considers 6 months of inventory to be a "balanced market"). Now is the time!

Powell Butte is an unincorporated community in Crook County Oregon. The regional economy is characterized by agriculture, lumber, recreation, and tourism. It's also the home of Brasada Ranch, perhaps Central Oregon's premier destination resort. Brasada offfers some of the finest panoramic views in the region. And in 2019, prices were just a fraction of what they were in 2005.
