The Bend real estate market in the month of June continued to rumble forward . . . showing signs of optimism and slow, steady improvement. The indicators we’ve tracked for years looked good-
- Sales volume was high (173) . . . up 28% from a year ago
- For sale inventory was low (492 homes) . . . just 2.9 months overall (NAR considers 6 months to be a “balanced” market)
- Pending sales near an all-time high (193) . . . up 40% from 2011, portending well for the future
- Distressed properties accounted for just 34% of June sales (30 bank-owned, 28 short sales)
- Only 118 Notices of Default for the month
- Median price remained near 3 year high at $218,000

Low End Bend
The low priced leader for the month of June in Bend was a three bedroom, one bath, 1045 square foot “contractor’s special.” It went for just $64,500 or $62 per square foot . . . quite the deal! It was conveniently located between the parkway and the train tracks on Bend’s east side.
I’m always surprised how much snow they get on the east side of Bend in June!
June’s Winner
The grand prize goes to an exquisite 4/3.5, 4100 square foot home in Deschutes River Ranch. The northwest lodge style sold for $886,000 or $216 per square foot.
The house in Bend featured all the trimmings–gourmet kitchen, game room, theater room, even a room room.
Median Price in Bend . . . $218,000
The median priced home in Bend might look something like this– a 4/2, 2236 square foot rancher in Tanglewood.
$97.50 per square foot; a short sale.
