Sales Figures for 2009
Year end sales figures for real estate in Bend Oregon for 2009 turned up some very interesting data. For the year, sales of single family homes (not including condos, townhomes, manufactured homes, or homes on acreage) in Bend rose a very robust 40% . . . going from 1120 in 2008, to 1561 in 2009. Of these, 57% (883) were short sales or bank-owned properties. Total dollar volume also increased by a little more than 5% to $415 million. Note–charts are courtesy of the Bratton Report. Still a little shocking when compared to the highs logged in 2005 . . . 2849 sales, for an incredible volume of $953 million!
Median Price for 2009
The median price for homes sold in Bend was off almost 27% for the year . . . down to $212,000 (perhaps a testament to the first time buyer’s tax credit and also to the number of bank-owned and short sale properties hitting the market). If we want to feel really bad, we can compare our current figure to the high in 2006 of $352,000.
Building Permits 2009
One other number that gives us real cause for concern (because of its trickle down effect on employment figures in Central Oregon) was the number of building permits issued . . . 147 for the entire year (in 2005 or 2006, that would not have been considered a good month!). The last three months of the year were an unmitigated disaster–averaging less than 10 per month. Until thee numbers start to rise, recovery will be difficult.
Noteworthy Sales in 2009
