Bend Oregon Real Estate in June
There’s more to Bend than real estate (see above photo!). Nevertheless, the Bend Oregon real estate market rocked it in June! The “R” word (Recovery) seemed to be on everybody’s lips. Even though I’m not sure, I heard more than a few folks say, “We’re back!” Check out the market snapshot:
228 single family homes sold in Bend in June . . . that’s down just a hair from the mammoth May (Bend Home Sales-May 2013). Other factors were encouraging as well:
- Inventory remained exceedingly low
- Median price ($281,000) highest in 5 years . . . up 8% from last month
- More building permits issued (80) than any month since July of 2006
- Distressed properties made up only 7% of sales (a year ago, it was 55%)
High End Bend
Though certainly not so robust as the lower price point sales, even the high end seemed to be slowly coming around. The big winner (most expensive home sold) for the month was a beautiful 4 bedroom, 4.5 bath, 5780 square foot home on Awbrey Butte.
The home sold for $1,281,000 . . . that’s $222 per foot.
The home featured mostly main level living and “views from everywhere.”
Low Priced Leader in Bend
The lost leader was a “cute bungalow” on Bend’s eastside. The cottage featured one bedroom and a bath; it was built in 1960 on a large (.24 acre) lot. It sold for $90,000; that’s $140 per square foot.
The home featured a well-appointed spacious read deck . . . perfect for entertaining guests, or a great spot for a cigar on those warm summer evenings.
Median Price in Bend–$281,000
Sort of a cool place . . . maybe an oxymoron . . . “an estate in Deschutes River Woods.” 4 bedrooms, 2 baths, 1920 square feet, built in 2007. Sitting on over an acre
and the best part . . . a “man cave on steroids.”
