I keep going with these photos that seemingly have nothing to do with with real estate in Bend Oregon. But the snow conditions have been so good, and Mt. Bachelor is such a big part of (our ) Central Oregon lifestyle, I’ll stick with them.
March Home Sales in Bend Oregon
March was a pretty active month . . . we saw 140 sales of single family homes in Bend. That’s up 33% from the 105 we had for February’s house sales in Bend Oregon. It’s also up a shocking 49% from a year ago. The median price also took a nice jump to $202,000.
Range in Home Sale Prices in Bend
Once again, we saw the full spectrum of prices in our monthly sales figures. At the low end, was a cleverly marketed “needs appliances and TLC,” 1080 square foot single level home just off Reed Market Road.
I think the home possibly needs a kitchen too!
What can one expect for $70,000 or $65 per square foot? The marketing remarks say it all, “Could be a nice home, or a place to hide your mother-in-law.”
At the high end, was a lovely Tuscan-inspired Doug Strain home offered by Cushman & Tebbs Sotheby’s International Realty. The home sold for $994,000; sorry, the photos do not do the home in Bend justice.
It featured four bedrooms and 4 baths, and a little over 4100 square feet. “The chef’s kitchen boasted a pounded copper sink, oiled bronzed fixtures, slab granite counters and stainless appliances.”
The home in Bend Oregon also offered some exotic wood details–Brazilian Tiger (I didn’t know there were tigers in Brazil) wood decking and wide plank mahogany flooring. It also offered a breathtaking view (and the therapeutic sounds) of the Deschutes River.
Median Price in Bend Oregon . . . $202,000
The median price in Bend jumped about $13,000 to $202,000 . . . still about half of the high of $396,000 in May of 2007. The median price home would look about like the one pictured below.
A three bedroom, two bath bargain, set on a half acre.
Notices of Default in Bend Oregon
Notices of default (the first step in the foreclosure process) continued to be high–362 for the month of March . . . thus ensuring a flow of distressed properties in Bend Oregon. It’s also interesting to note that the three properties shown above are all bank-owned or short sales; 80 of the 140 sales (61%) for the month would fall in to the “distressed” category.
