Aawooo . . . the fluffy soft snow and frigid temperatures have returned to Central Oregon! I guess I have to retract all my whining from last month about the crummy conditions at Mt. Bachelor.
February Bend Home Sales
We saw the sale of 111 homes in Bend during February. Down a bit from the 125 houses sold in Bend in January (Homes sold in Bend), and almost identical (110) to the number of a year ago.
Bend Real Estate Trends
The median price in Bend rose just a hair . . . from $172,500 to $174,500. Very scary to think that the median price approached $400,000 in May of 2007. Once again, the low end of the market was extremely active–roughly 60% of homes that sold in Bend were under $200,00. Four years ago, in February of 2007, there was one house in Bend that sold at that price. Equally startling are the inventory numbers . . . presently there are 475 homes on the Bend market . . . four years ago, the number was an astronomical 1402!
Range of Prices in Bend
The big winner this month was a lovely 4 bedroom. 3.5 bath home (new construction) on Awbrey Butte.
It sold at $977,500 or $231 per square foot (not bad!); it sat on the market for 330 days, and was originally listed at $1,225,000. The home offered some nice features: hickory flooring, boxed ceilings (I hate to show my ignorance), wood wrapped windows, alder cabinets, and slab granite.
The master is on the main level. The yard is fully landscaped with a fire pit and a water feature.
At the low end of the homes in Bend, we had one “with a fenced back yard” on aptly-named Camelot Place, just off Reed Market Road. The 3/1, 1064 square foot home was a short sale that went at just $60,000 . . . $57 per square foot.
I hate to make derogatory photo comments, but from the one above, not sure if it’s a home in Bend or a Volvo that’s being offered. As an aside, this same home sold for $247,000 in 2007 . . . ooof!
The home sits on an almost half acre lot with “interesting” vistas.

The median priced home in Bend for February would look like this 3 bedroom, 2.5 bath, 1732 square foot home in popular Providence,
conveniently located near the medical center off of Neff Road.
