A December to remember, a January to forget . . . at least as far as the weather is concerned. Now I see where COVA gets that 300 days of sunshine stuff. The whole month of January has been sunny and dry . . . great for golf; scarcely any new snow at Mt. Bachelor.

January Sales Statistics
We saw the sale of 125 homes in Bend in January . . . down about 15% from last month (Bend Home Sales . . . December 2010); up a little over 20% from a year ago.
Bend Real Estate
We saw a slight bump in the median home price (let’s hope so after last month’s debacle); it’s now at $172,500 (compared to $168,900 for last month). The low end remains very active, with 58% of sales in Bend under $200,000. Still, an utter shock to compare to the halcyon days (“we thought they’d never end”) of May 2007, when the median price in Bend was an astronomical $396,000.
Low and High for the Month
The low price leader was a two bedroom, one bath, 694 square footer. It sold for $54,900 . . . that shakes out to just $79 per square foot.
The home in Bend featured a kitchen (I think the date stamp is a nice marketing touch),
“a great location close to schools, shopping, and a very busy street.” It also offered “a storage building in the back.” The home in Bend was built in 1930. Here’s the house in Bend as it looked in 1999
when it sold for $64,900!
At the high end, we had an “artistic mountain retreat on a gentle hillside acre” . . . I feel like I’m reading Steinbeck or Hemingway! This home in Bend sold for $1,050,000. It was five bedrooms and 4.5 baths; almost 4500 square feet. That’s $235 per square foot.
The home featured wonderful glass walls and fully exposed timber structure.
The home is in North Rim, and was built in 2007. I don’t believe the bikes were included in the purchase price.
While it’s nice to see a home in Bend sell for over a million dollars, to put things in proper perspective, it was listed two years ago for $3.5M!! Yeah, you read that right.

For the median price of $172,500 one could expect a home like this bank-owned beauty . . . 5 bedrooms, 3 baths, 2237 square feet.
The home is located near the river off of Archie Briggs Road. It featured an interesting interior paint scheme (weird colors!), and a clawfoot tub in the bathroom . . . I’ll fore go photos.
